End-of-Tenancy Cleaning Checklist: Room by Room
Moving out comes with a long to-do list, and cleaning is the job that most often costs people money. Landlords and letting agents compare the property with the check-in inventory, so end of tenancy cleans need to go well beyond a quick tidy. This room-by-room checklist shows exactly what to cover, whether you are leaving a home in Merthyr Tydfil or the surrounding area.
Cleaning is a common source of deposit disagreements. The problem is rarely the big, obvious mess. It is the small, easily missed details, such as greasy cupboard fronts, limescale around a tap or dust along the skirting boards, that end up on the checklist and eat into a deposit.
Some tenants prefer to do the work themselves. Others book professional cleaners to save time and avoid the stress, particularly when packing and handover dates overlap. Professional cleaning services usually work from a set checklist, which is why nothing gets forgotten. Either way, use the list below to check the job is complete.
Before You Start
Check your tenancy agreement and the original inventory, and look at any photos taken at check-in. They show the condition the property was in when you arrived, and that is the standard you are aiming to return it to. Clear out your belongings first, because you cannot clean properly around boxes and furniture. Open windows while you work so the property airs and surfaces dry quickly.
Kitchen
The kitchen takes the most time and gets the closest inspection.
- Clean inside and outside all cupboards and drawers, including shelves and handles
- Degrease the hob, extractor hood and tiles
- Clean the oven inside and out, including the racks, trays and glass door
- Defrost and wipe out the fridge and freezer, then leave the doors ajar
- Wipe the washing machine drawer, door seal and dishwasher filter
- Clean the sink and taps, removing limescale
- Wipe worktops, the microwave and any other appliances left for the next tenant
Bathroom
- Descale taps, showerheads and screens
- Scrub the bath, shower tray, toilet and basin, including behind and around the toilet base
- Clean grout and tile joints, and remove mould where you can
- Wipe mirrors, cabinets and shelves inside and out
- Clean extractor fans, which collect more dust than most people expect
- Wash the floor, then check corners and edges
Living Areas
- Dust ceiling corners, light fittings, shelves and window sills
- Wipe skirting boards, door frames and doors
- Clean light switches and socket covers, which show fingermarks
- Vacuum carpets thoroughly, including edges and under furniture, and spot-treat visible marks
- Mop hard floors and clean any radiators, including behind them where possible
Bedrooms
- Empty and wipe wardrobes, drawers and built-in storage
- Dust tops of wardrobes and headboard areas
- Clean mirrors and window frames inside
- Vacuum under where the bed stood, because that is where dust collects
- Check for marks on walls and wipe where paintwork allows
Hallways, Stairs and Windows
- Vacuum stairs fully, including corners and the edge of each step
- Wipe banisters and handrails
- Clean the insides of all windows, plus sills and tracks
- Dust the tops of doors and clean the front door and its frame inside
The Final Walk-Through
Once everything is clean, walk through with the inventory in hand and check the property room by room. Look in places inspectors tend to check first, including inside cupboards, behind the toilet, around taps and along skirting boards. Natural daylight shows streaks and marks that artificial light hides, so do this in the morning if you can. Take dated photos of each room as evidence of the condition you left it in.
DIY or Professional Cleaning?
Doing it yourself costs less in cash, but it takes time. A full property can take a full day or more, and it is hard to match the equipment and products that professionals use. If you go the DIY route, gather your supplies before you begin: a degreaser, limescale remover, microfibre cloths, a mop and a vacuum will cover most of the job. Hiring professional cleaners makes sense when you are short on time, moving long distance or want the confidence of a proper checklist. Whichever you choose, book early if you can. Slots tend to fill quickly toward the end of the month, especially around common tenancy changeover dates.
